BioCampus

BioCampus is  a landscaped site that extends to 1.41 hectares (3.48 acres) with various development plots for bespoke builds, set in attractive woodland within Midlothian Science Zone with a well established bio science community.

Scotland has a thriving bio manufacturing community and BioCampus was designed as a bio-manufacturing science park initiative, instigated by Scottish Enterprise, to meet the needs of companies involved in the specialist manufacture of next generation biotechnology related products, as well as easy access to Midlothian Science Zone partners and collaborators, nearby research institutes and University of Edinburgh, Easter Bush Campus.

It is a landscaped site that extends to 1.41 hectares (3.48 acres) with various development plots for bespoke builds.

A custom designed BioCampus building was originally developed in 2001 as a bio-manufacturing centre to provide an integrated environment for advanced biomedical facilities. The self-contained two-storey light industrial unit and provides 2,600 sqm (27,987 sqft) with car parking.

Developments

Brewing at BioCampus

Vault City Brewing relocated from Portobello, in Edinburgh, to BioCampus in May 2024 as they required larger premises for planned expansion. The BioCampus building is seven times the size of their previous property which means the brewery will now be able to produce more than 10 million litres of beer per year – an increase of more than eight million – as it sets its sights on becoming the worlds largest producer of sour beer.

The company is preparing for growth, and the production of a new range of barrel-aged beers is also on the horizon.

Diagnostics R&D and Manufacturing

Quotient Limited, a commercial-stage diagnostics company, entered into a construction contract at the end of 2015 for a new product development and manufacturing facility on BioCampus. This provided for the first phase of the project, encompassing product manufacturing, and was completed in 2017.

Following this was construction of a 96,000 sq ft facility which allowed Quotient Limited to consolidate all of its existing activities within Scotland at a single site, providing a range of operational efficiencies and increased production capacity.

Quotient (incorporating Alba Bioscience) currently operates from three sites in Edinburgh, UK and offices in Switzerland and the US. The company offers more than 30 years of research, development and manufacturing of transfusion diagnostics products that have traditionally been sold worldwide, either directly or by other major transfusion companies.

Facilities and Services

BioCampus comprises serviced development land totalling around 12 ha (30 acres).

A wide range of support services are available to companies locating at BioCampus including innovative land and property development solutions.  BioCampus presents a fantastic opportunity for bio manufacturing companies to locate in an area with a well established bio science community.

Location

Located in Midlothian, just eight miles from Edinburgh City Centre, set in attractive woodland, eight miles from Edinburgh City Centre and opposite Pentlands Science Park and Edinburgh Technopole.

Enterprise Area

In 2012, the BioCampus was designated by the Scottish Government as part of a life sciences Enterprise Area.

Enterprise Areas in Scotland are those areas with the most dynamic industries and the greatest potential to create new employment opportunities, stimulate private investment and boost economic growth.

Businesses can benefit from a variety of financial incentives and the majority of Enterprise Area sites have discounted business rates which enable businesses to invest and grow by reducing overhead costs.
